Planning a 1BHK, 2BHK, 3BHK or 4BHK flat

Choose and adapt a furnished flat template by checking the footprint, daily routines, shared spaces and furniture before changing a layout.

The quick answer

BHK describes the number of bedrooms plus a hall and kitchen. Choose a template with a useful room arrangement, then compare its footprint, openings and room dimensions with your actual flat. Bedroom count alone does not determine whether a plan will fit.

Start with the actual footprint

A 2BHK label tells you there are two bedrooms, a hall and a kitchen. It does not tell you the area, proportions, bathroom count or position of the entrance. Two flats with the same label can need very different arrangements.

Bring a measured plan or survey and identify external walls, fixed openings, columns and service areas. Use these facts to evaluate a template. Vela includes eight furnished concept flats, with two alternatives each for 1BHK, 2BHK, 3BHK and 4BHK. They are starting points, not verified plans for your property.

A 1BHK needs clear priorities

In a one-bedroom home, the living space may also be a dining or work area. Identify which functions happen at the same time. A dining table used as a desk can work well if the daily changeover is realistic; it works poorly if the equipment never has a place to go.

Keep the path between entrance, bedroom, bathroom and kitchen usable. Place the largest pieces first, then add storage without blocking windows or openings.

A 2BHK or 3BHK needs useful room roles

Assign rooms to the people and activities that actually need them. A second bedroom may serve guests and occasional work, while a third might need a permanent desk or different sleeping arrangements. Check furniture in the intended configuration rather than relying on the room label.

Compare the living and dining areas as shared spaces. Can someone move through them while others are seated? Can kitchen storage open? Keep those practical questions visible while experimenting with layouts.

A 4BHK needs circulation as well as capacity

More rooms can add long routes and awkward leftover spaces. Check how someone gets from each bedroom to shared areas, whether visitors pass private rooms, and how laundry or daily storage is reached. Extra furniture should follow a need rather than fill every open patch.

Adapt a template carefully

  • Choose “A furnished flat” in Vela’s setup, or open Flat templates in the studio library.
  • Compare overall and room dimensions; Vela’s dimensions follow wall centre lines.
  • Keep a JSON export of the current project before replacing its layout.
  • Adjust furniture to your actual product dimensions and inspect attached doors and windows.
  • Review the complete 2D plan and 3D view before exporting a presentation.

Treat structural changes separately

A furniture arrangement can often be tested reversibly. Changing a wall, a wet area or a service route needs professional assessment and any required permission. A template does not establish which walls are load-bearing or whether a change is permitted in your building.
